Red Kite Community Housing Framework
Teams selected for the deal will have the opportunity to work on a development worth an estimated £130m planned by the resident-led non-profit housing charity, which owns and manages more than 6 500 houses around High Wycombe, Buckinghamshire.
The framework is divided into four lots covering the architectural services; employer’s agent, construction clerk, cost consultant and principal designer services; advice on planning and advice on ecology.
According to the filing: “Red Kite has a number of garages and infill sites that have potential for new build redevelopment programs. These sites offer new housing development potential and a Section 106 site purchased from other developers as well.
‘Red Kite ideally searches for new homes on these sites to perform a number of functions; to provide new rental housing, a pathway to home ownership through condominiums, and open market sales for cross-subsidy purposes.
‘Red Kite wants to create new homes where people really want to live, either through renting or owning. Final Designs must ensure that applicable service charges are kept to a minimum and that rental properties must be easy to maintain.
Red Kite Community Housing was founded in 2011 following the acquisition of the entire housing stock from Wycombe District Council. The organization manages over 6,500 homes in High Wycombe, Princes Risborough, Marlow, Lane End, Stokenchurch, Bourne End and surrounding areas.
Bids will be evaluated 60% on quality and 40% on price. Applicants must hold £10 million professional indemnity insurance, £10 million third party liability insurance and £5 million employer’s liability insurance.
As part of the single-stage procurement process, bidders must provide a pair of 2,000-word written methodologies outlining how they would approach two Red Kite development sites known as Auckland Road and The Pastures.
The deadline for submitting applications is June 1 at noon.
